# Flood and storm damage in Orlando

365 Restoration responds to water and storm damage in Orlando, Florida, and across the metro area, 24 hours a day. Orlando sits far from the coast, yet Ian and Milton both flooded homes here with rain, and Milton's wind and tornadoes damaged roofs. We extract the water, dry the house and tarp whatever is open, with moisture readings in every room.

Orlando in particular

## Inland, and still in the flood

Surge does not reach Orlando, but the rain from a slow hurricane does, and it fills lakes, ponds and creeks faster than they can drain. Some neighborhoods here have flooded more than once. The water that gets into a house is usually rain that had nowhere else to go.

- 01 ### Ian set Orlando's rain record Ian made landfall near Cayo Costa on September 28, 2022, as a Category 4 with 150 mph winds, then crossed the state. Orlando International Airport picked up more than a foot of rain in 24 hours, and September 2022 ended with 22.42 inches, the wettest September on record there. The old mark was 15.87 inches, from 1945. Source: National Weather Service data, reported by Spectrum News 13 (October 2022); NOAA National Hurricane Center
- 02 ### Orlo Vista flooded twice in five years During Irma in September 2017, nearly 10 inches of rain fell on Orlo Vista in about a day, and about 500 homes were evacuated. In 2022 Ian dropped 9 to 10 inches on the same neighborhood, and the National Guard joined local crews for rescues. A street that flooded once is worth watching every storm. Source: Orlando Sentinel (September 29, 2022)
- 03 ### Milton brought tornadoes inland Milton, which made landfall on October 9, 2024, set off a tornado outbreak in east central Florida, and the National Weather Service in Melbourne confirmed at least 16. Orlando International Airport recorded an 87 mph gust, and a rain gauge in west Orlando measured 14.71 inches. Trees and power lines came down across the region. Source: National Weather Service, Melbourne office, Hurricane Milton post-tropical cyclone report (2024)
- 04 ### Rivers rise after the rain stops After Milton, the St. Johns River reached major flood stage at Lake Harney, DeLand and Astor and moderate flood stage near Sanford, cresting at a preliminary record of 4.81 feet at Astor on October 12, three days after landfall. During Ian, the Little Wekiva River near Altamonte Springs and Shingle Creek in Osceola County also flooded. Homes along those waterways can take water days after the storm is gone. Source: National Weather Service, Melbourne office (2024); Spectrum News 13 (October 2022)
- 05 ### Off the flood map is not off the hook From 2014 to 2024, 29% of National Flood Insurance Program claims came from areas outside high-risk flood zones, according to FEMA. In inland Florida, a heavy enough rain is all it takes. A house that is not on the map can still need extraction and drying. Source: FEMA FloodSmart (2014-2024 claims data)
- 06 ### Wind damage starts small A few lifted shingles or a cracked vent boot after a storm can let water into the attic for weeks before a ceiling stains. We tarp what is open and dry what got wet. Permanent roof work in Florida belongs to a licensed roofing contractor. Source: Florida Statutes, Chapter 489 (contractor licensing)

Common questions

## Orlando questions

### Water came in from the street during the storm. Can you dry that?

Yes, but floodwater from outside is treated as contaminated, so the cleanup goes further than it would for a clean pipe leak. Wet carpet pad and the lower part of the drywall usually come out, and we walk you through why before we start.

### Do you cover Kissimmee, Winter Park and Sanford?

Give us the ZIP code and we confirm on the call back. You also hear how long a crew needs to reach you.

### There was a tornado warning and now my roof leaks. What do I do first?

Stay out of rooms where the ceiling sags, and shut off power to those rooms at the breaker panel if you can reach it from a dry floor. Then call us. We call back in under 10 minutes and plan the tarp.

### Will insurance pay for the drying?

Only your policy and your insurer can answer that, so ask them directly. We do not file, negotiate or adjust claims. We give you photos and moisture readings from every stage.

## Orlando, we answer any hour.
