Surge pushes in from Pensacola and Escambia bays, hurricane wind opens roofs, and plain rain has flooded neighborhoods that never saw a hurricane. Each one leaves a different kind of wet house. The drying plan depends on which water got in.

- 01 ### Ivan set the local benchmark Hurricane Ivan came ashore just west of Gulf Shores, Alabama, on September 16, 2004, as a Category 3 storm. The National Hurricane Center put the storm surge at 10 to 15 feet from Destin to Mobile Bay, and as much as a quarter mile of the I-10 bridge across the bay fell into the water. - 02 ### Sally brought the bay and the rain together Sally made landfall near Gulf Shores on September 16, 2020, as a Category 2 hurricane, and a gauge 2 miles northeast of Pensacola collected 22.25 inches of rain. The Pensacola Bay water level peaked at 5.60 feet above the normal high-tide mark, preliminarily the third highest on record there. A section of the Three Mile Bridge across Pensacola Bay collapsed. - 03 ### Rain alone can flood the city On April 29, 2014, the Pensacola airport recorded an estimated 15.55 inches of rain, its wettest calendar day since records began in 1879, with 5.68 inches falling in a single hour. The two-day total reached 20.47 inches. Escambia County logged more than 2,300 damage points, and some areas took up to 22 inches in 29 hours. - 04 ### Older houses may lack window protection When Florida wrote its statewide building code in 2000, the Legislature limited the Panhandle's flying-debris rules for windows, from Franklin to Escambia County, to the first mile from the coast. Lawmakers removed that carve-out after Ivan. If an unprotected window breaks, wind-driven rain comes straight into the room. - 05 ### Wind-driven rain needs no hole In a hurricane, rain travels sideways and gets pushed through window frames, soffit vents and siding joints. A ceiling can stain even when the roof looks whole. We check the wall cavities and the attic, beyond the room where you found the water.
- 06 ### A tarp holds until the roofer comes We install emergency tarps so the next band of rain stays out. Permanent roof repair in Florida is a separate trade that requires a licensed roofing contractor. We stop the water and dry the inside, and the roof itself goes to the roofer you choose. ### Can you tarp my roof before the next band of rain?

If it is safe to be on the roof, yes, that is what an emergency tarp is for. Nobody should be up there in tropical-storm wind, so if it is already blowing we tarp as soon as it eases and start on the water inside while we wait. We call you back in under 10 minutes to plan it.

### Water came in from the bay. Is that different from a pipe leak?

Yes. Surge and floodwater from outside count as contaminated water (Category 3 in the IICRC standard), so wet carpet pad and the lower part of the drywall usually come out. Before anything is removed, we show you what goes and why.

### Will my insurance pay for the drying?
