Around Pensacola
Gulf Breeze in particular
Water on both sides
Gulf Breeze sits on a strip of land with Pensacola Bay to the north and Santa Rosa Sound to the south. Opal in 1995 and Dennis in 2005 came ashore within a few miles of it, and Isaias brought some of the strongest gusts on land in the region.

On a peninsula the wind has no shelter
Rain gets pushed sideways through window frames, soffit vents and siding joints, so a ceiling can stain even when the roof looks whole. We check the wall cavities and the attic, beyond the room where you found the water.

Common questions
Gulf Breeze questions
Do you cover Tiger Point, Midway and Pensacola Beach?
Send us the ZIP code and we confirm on the call back, along with how long a crew needs to get there. After a hurricane the bridges can close, and if that changes the timing we tell you plainly.
Can you tarp my roof before the next band of rain?
If it is safe to be on the roof, yes, that is what an emergency tarp is for. Nobody should be up there in tropical-storm wind, so if it is still blowing we tarp as soon as it eases and start on the water inside while we wait. We call you back in under 10 minutes to plan it.
Water came in from the bay. Is that different from a pipe leak?
Yes. Surge from the bay or the sound counts as contaminated water (Category 3 in the IICRC standard), so wet carpet pad and the lower part of the drywall usually come out. Before anything is removed, we show you what goes and why.
Will my insurance pay for the drying?
That depends on your policy, so ask your insurer. Surge and rising water are usually a flood-insurance matter, separate from a standard homeowners policy. We do not file, negotiate or adjust claims. We photograph and measure every stage and hand you the file.
