Milton in particular
Here the river and the bay rise together
Milton sits at the head of Blackwater Bay, where the Blackwater River meets the tide. A hurricane can push surge up the bay while its rain swells the river and the creeks, and both reach the same houses. Rain on its own has flooded Milton too.

Isaias hit Milton in October 2026
When Hurricane Isaias came ashore near Destin on October 9, 2026, the weather station at Whiting Field South, just outside Milton, recorded a 114 mph gust. A roof that lost shingles that night keeps letting water into the attic with every rain that follows.

Sally brought the surge and the river together
During Hurricane Sally in September 2020, the Weather Service surveyed 7 to 9 feet of water above ground at the northern end of Blackwater Bay, and reported that river flooding was compounded by the surge along the Blackwater and Yellow rivers. About 1,400 homes in Santa Rosa County were affected.

The river reaches downtown streets
The Weather Service flood guide for the Milton Riverwalk gauge says that at 5 feet above normal high tide, homes closest to the Blackwater River north of downtown start to flood, and at 6 feet parts of downtown flood along Santa Rosa Street and Elmira Street.

River water is not clean water
Water from the river, the bay or a creek counts as contaminated water (Category 3 in the IICRC standard). Wet carpet pad and the lower part of the drywall usually come out, and we show you what goes and why before anything is removed.

Common questions
Milton questions
Do you cover Pace, Jay and East Milton?
Send us the ZIP code and we confirm on the call back, along with how long a crew needs to get there. If flooded roads change the timing, we tell you plainly.
The river came into the house. Do the walls have to come out?
Often the lower part does. River and creek water counts as contaminated water (Category 3 in the IICRC standard), so wet drywall, insulation and carpet pad usually come out. We measure first and show you what goes and why.
My roof lost shingles in Isaias. Can you tarp it?
If it is safe to be on the roof, yes, that is what an emergency tarp is for. Then we check the attic and the ceilings below for water that already got in. We call you back in under 10 minutes to plan it.
Will my insurance pay for the drying?
That depends on your policy, so ask your insurer. Rising floodwater is usually a flood-insurance matter, separate from a standard homeowners policy. We do not file, negotiate or adjust claims. We photograph and measure every stage and hand you the file.
